Part of a wider housing development in New Addington for Brick by Brick, Headley Court North and South transforms two underused green spaces within an established residential neighbourhood into a new mixed-use housing scheme. The project seeks to deliver high-quality homes while strengthening connections to the surrounding landscape and enhancing amenities for the local community.
The development is composed of two complementary buildings designed as a pair. Each building is arranged with its tallest element positioned at the lowest point of the site, responding to the natural topography and reducing its visual impact on the surrounding context. Wings extend along the site boundaries, creating sheltered courtyard gardens at the heart of each development and providing valuable communal outdoor space for residents.
The architectural form is organised around a central knuckle and wing arrangement, ensuring all homes benefit from dual-aspect views towards both the surrounding green belt and the city beyond. This approach maximises natural light, ventilation, and visual connections to the landscape.
The landscape strategy draws inspiration from the character of the surrounding woodlands, introducing new play spaces, sheltered woodland gardens, and improved public amenities that benefit both new and existing residents. A carefully considered material palette of multi-toned red, pink, and buff brick references the varied character of the local area, echoing the mix of traditional red brick alongside the softer muted tones of pebble dash and rendered façades found throughout the neighbourhood.
